Following the successful completion of Phase 1 of Lakeside’s Streets Project, Lakeside management, the Board and the Streets and Drainage Advisory Task Force have been evaluating options for completing the remaining paving work.
Completion of Remaining Streets in Phase 2
After careful review, the recommendation is to complete the balance of the paving project in a single construction season during Fall 2026. This approach will pave all remaining streets while continuing to operate within the organization’s pay-as-you-go funding model.
Spring Sidewalk & Drainage Work
As part of this effort, significant sidewalk and drainage work was completed during Spring 2026 and the remaining work will be completed in Fall 2026.
This past fall, the paving portion of Phase 1 was completed by Gerken Paving. Their work was completed with a high level of quality, reasonable pricing, and strong collaboration throughout the project. The bid was also lower than the other contractors’ bids.
Paving Proposal for Phase 2
Based on that positive experience, Lakeside invited Gerken to submit a sole-source proposal for the remaining paving work. On June 5, Gerken submitted its proposal.
The bid reflects per-square-yard pricing that is less than 1% higher than the pricing from Phase 1. This proposal contains an allowance for full depth pavement replacement similar to conditions encountered in Phase 1. Applying those unit costs to the anticipated scope of the remaining work results in an estimated project cost of approximately $2.1 million. The remaining paving volume is nearly double the amount completed during Phase 1 and Gerken believes they will be able to complete the work in the fall with reasonable weather.
As with any major infrastructure project, final costs may vary. While extensive planning, engineering review, and field investigations have been completed, actual site conditions uncovered during construction may differ from expectations. For that reason, appropriate contingency funding is included in the project planning process.
Completing the remaining paving work in a single season would allow Lakeside to:
- Improve project efficiency
- Reduce future mobilization costs
- Minimize disruption to homeowners and guests
- Provide a more consistent street system throughout the community.
As we look toward the completion of this project, there will likely be punch list work completed in 2027 to finalize the project.

Phase II homeowners are encouraged to sign up for text alerts to receive project updates throughout the remainder of the work. Lakeside will host Streets Project open houses and informational meetings in late July and throughout August. Dates and locations are forthcoming.
